If you'd like to know how to attract more buyers to show days, how to make your home appeal to a wider audience and ultimately how to sell your house faster and for more, then you've come to the right place. Illuminate is a Johannesburg based home staging company that believes that selling a home should be viewed in the same light as any investment, with maximum return in mind. As home stagers / property stylists our main focus is enhancing perceived value and increasing the appeal and marketability of your home.  Our goal is to minimise the time your house spends on the market and increase the profitability of selling your home by improving the overall presentation of your property. To achieve this we offer the following home staging services:
How to sell your house fast Johannesburg

Empty or unfurnished homes are hard to fall in love with and they make buyers think that the negotiation is in their favour.  For a monthly fee we stage your home to sell by providing contemporary furniture, art and accessories  for the main living areas of your house.

We provide a 1 hour consultation (Skype option for national clients)  followed by a comprehensive home staging report. Our report includes an area overview, pricing analysis, suggested minor repairs and an accessory shopping list so you know exactly what to buy and where.

Stager Johannesburg

Do you have a sinking feeling when you think of the changes needed before listing your house? Perhaps you've just bought a place or decided to offer an AirBnB rental and need to decorate but don't know where to start. We have a range of interior design packages that can assist.

The accepted standard in markets with established home staging industries is that staged homes sell 50% faster and for 8-10% more than homes that are not staged. This is consistent with our experience in South Africa. Once staged, our properties that sold did so in less than six weeks. This is half the average selling time for all properties locally. Our fastest selling property sold in one week with two offers at full asking price. This is followed by a R6.9 million cluster that sold in two weeks at full asking price with two offers and a luxury villa that sold in six weeks with two offers at R9 500 000. It is important to note that the majority of these homes would be classified as 'problem properties' and had been listed for months with low interest and price reductions prior to staging. While home staging can even help to sell over exposed, 'unsellable' homes, correct pricing is critical to success when listing any home. Two of the properties that have remained unsold have reduced their price by R1 200 000 and R1 000 000 respectively, with the third choosing to rent their property out instead.

Amazing Home Stager Johannesburg

Illuminate was started by home stager, Lucy le Roux.  Lucy has both an undergraduate and postgraduate degree in marketing and 10 years experience in the industry. With a personal passion for interior design and interior decorating, she has worked in the interior design industry for 6 years. Her past experience includes re-branding products, companies and services, styling interiors for professional photo shoots, and market analysis and strategy development for local and international brands.Over the years she has also personally executed and advised on a number of home renovation and DIY projects.

The story of how Illuminate came to be leads back to The Leopard in Melville, Johannesburg. As fate would have it the combination of four personalities at a dinner party brought together serendipitously all the elements you would need to find this particular passion: a best friend recently employed as an estate agent, a Godmother visiting from Canada (where the use of home staging companies is an unquestioned mainstay of selling property quickly) and a husband who had the perseverance to encourage a buried childhood love of interior design and styling.

From the best selling author of "Making Money out of Property in South Africa", Jason Lee

"The most recent property boom we enjoyed in South Africa in many respects made sellers lazy. During the boom days it was far too easy for sellers and estate agents to sell a property, and there is no doubt that a serious level of complacency set in. If you think that in slow market conditions you can simply take your property to market and expect a quick sale, you are in for a rude surprise that could heavily affect your profit line in the deal. In slow market conditions selling property requires much more effort and thought............... Although there are South African companies that offer staging services, the use of such services is the exception rather than the norm. It is not uncommon to view houses in South Africa that are very poorly presented on show day. This includes basic no-no's such as dirty carpets, grimy or mould-covered walls, dated furniture, overgrown gardens and green pools. If the key to success in buy/renovate/sell deals is to get in and out of a deal as quickly as possible, then it makes sense to put as much time, effort and budget into the sale of the property as into any other aspect of the deal.........The good news in South Africa is that if you do go the extra mile in presenting your property and staging it correctly for show, you will be head and shoulders above the competition."
